I really love all the condos in the downtown Toronto waterfront area, I am in need of assistance when it comes to finding properties in that area for sale.

I pride myself in taking the time to both educate my clients and find the home that they will fall in like with when they buy.  I tell my clients I want them to fall in love with your new home after they move in.  This helps to avoid any disappointments that can occur in a hot and competitive real estate market.

 
Toronto waterfront condos come in a variety of sizes, with as many varieties in amenities and monthly maintenance fees.  All these factors and others specific to your needs have to be brought into the mix when beginning your property search.
 

The first two steps in finding your new home involve making sure you have a solid financial plan.  This is not only to make sure you have saved for a down payment on your new condo, but to also have a future plan for your retirement.  The second step is to find out how much you can afford for your purchase.

 

With a condo, your mortgage broker with help you understand that you have to include your principal, interest, taxes AND your monthly condo fees in the amount that you qualify for as a mortgage and therefore what numbers you have to consider when looking for your new condo.

 

Other things to take into consideration, in Toronto specifically, are the Land Transfer Taxes - both provincial and City of Toronto.  These are paid at closing of the sale and can be a substantial amount of additional funds you will need to secure prior to sealing your deal.  Your mortgage professional can help you understand these up front, so there are no surprises with you sign your purchase documents at closing.

 

Once you have completed these two steps, sit down with your real estate professional and discuss your condo needs:  size of units you’d prefer, if you want a view, do you need parking and storage, amenities you’d like, etc.

 

It’s at this point your real estate professional can generate a list of various properties available that fit your needs.  Check out several buildings to see if you like the feel, the amenities, the location. Each builder and building have their own characteristics.  It is important that you feel comfortable with the new community that you will be joining.

OMG Pamela, I take my dog to pawsway too! they're so nice there. really awesome area

Pawsway is nearby! Love taking my xena there for walks in the summer, one of the only indoor areas where dogs and cats are welcome. I would love to have get a condo near the waterfont just so I can have more access to the dog mall and not have to worry about the need to trek it all the way down there from the suburbs!!

They are quite gorgeous, a condo in Toronto is much more convenient than owning a home. I am in the process of selling my home and looking into investing in a condo.
